Description Urban policies of the brownfields regeneration process constitute an actual topic and they are the subject of intense debate. These are often abandoned, possibly even contaminated and unused buildings, which must first be regenerated in order to be reused. The emergence of existing brownfields was the result of social and economic changes in the 1990s, which are associated with the gradual abandonment of buildings after former industrial activity. This paper deals specifically with the Svitava industrial zone located in the second largest city of the Czech Republic in the city of Brno. The goal of this paper is to present the Svitava industrial zone as a persistent barrier and at the same time a potential development area, moreover the aim is to analyze the brownfields located in this area. The analysis shows that in the area defined from the Brno-Maloměřice and Obřany district to the south along Masná street, there are thirty-one registered brownfields after the former predominantly industrial activity. These are neglected places, which represent barriers to further development but are also potential development areas that the private investors are interested of.
