The problem, to be investigated, is the process of origin and subsequent negotiation of the city development. It is known, that even the most unimaginable visions have turned true. It is also true, that we do not know how to communicate and negotiate the strategic vision so, as to make it acceptable and exciting for the participants and finally be turned into reality. Conflicting interests put aside, it may be, that the loss of vision along the communication chain "strategic vision, zoning plan, reality" is partly caused by our linear view of this process, whereas in reality it is rather of a non-linear, dynamic nature ▪ The transformation of an urban developmental vision into reality is an autopoietic process in which ideas disseminate with many feedbacks, lacking synergy. There are two research directions, we would like to pursue - to build a simulation model explaining the behaviour of the system (key actors, existing conditions, deviations, resources used etc.). The second direction intends to explore the influence of new IT upon the vision´s dissemination ( PC visualization plus web enable the ideas to be copied accurately, easily and may be stored for a long time). The efficiency of a visual presentation as a mean of communication may be much larger and may play an important role in the development of the communication process - it may increase the capacity of forces, which participate in the communication of the urban concept so, as to change them into creative participants. ▪ The goal is to formulate methods of a visual presentation of the urban vision.
